Auto-generated weekly feed
Pulled from the most recent pipeline run’s signal-monitor-latest.json,
which diffs this week’s parcel snapshot against the last dated snapshot
on disk. Only noticeable changes are surfaced here — owner transfers on
shell or out-of-state parcels, anomaly-flagged transfers, brand-new or
removed parcels, and growth in shell-company clusters. Ordinary
individual-to-individual sales are filtered out as noise.

What we’re watching
Shawnee Township Zoning Amendment #6172-2026
A zoning amendment is filed with the Shawnee Township Zoning Commission; a public hearing was held April 9, 2026. The author of this site filed public comment on the amendment. The amendment’s relationship to potential second-facility development near JSMC is an open question. The Shawnee Township data center moratorium applies only to agricultural land, not to the industrial zones where JSMC sits — this distinction is legally significant and the reason this amendment matters.

Ohio EPA permit — American Township facility
The Ohio EPA air permit for the American Township facility (Project BOSC) is on file. Generator specifications were redacted as proprietary. Backup generation capacity is one of the indicators EPA permits normally disclose; redaction prevents independent assessment of facility classification.

Bistrozzi LLC parcel footprint
The pipeline’s owner classification flags 11 parcels totaling ~344 acres under BISTROZZI LLC, the Delaware shell that negotiated Project BOSC under NDA. View them on the Map or in the Ownership Explorer.

Kaufman Premier Properties LLC
The classifier surfaced a separate Nevada-shell pattern: 17 parcels held by KAUFMAN PREMIER PROPERTIES LLC with a Nevada mailing address. This is unrelated to the BOSC investigation thread but the same kind of out-of-state entity-holding pattern. Worth its own follow-up.

- Status: Surfaced 2026-04-08 on the first real classification run. Watch for: what these parcels are physically (residential cluster? industrial?), and whether the owner has any disclosed activity in Allen County.
